Florida’s Home Insurance Crisis Threatens Real Estate Market Stability

Florida is currently grappling with a home insurance crisis that poses a significant risk to its real estate market. The state has seen a marked exodus of major insurers, leading to a severe spike in home insurance premiums. Floridians are now paying the highest rates in the country, with an average annual premium of $6,000, significantly higher than the national average of $1,700. This drastic increase in insurance costs is making home ownership increasingly challenging, as insurance coverage is typically a prerequisite for obtaining a mortgage.

The escalating insurance costs in Florida are largely attributed to the heightened risk of extreme weather events exacerbated by climate change. This has not only increased the frequency and severity of storms but has also led to higher repair costs. Consequently, some private insurers have been driven out of business, while others have opted to withdraw from the Florida market altogether.

Benjamin Keys, a professor of real estate and finance at the Wharton School of Business, University of Pennsylvania, emphasizes the interconnectedness of the insurance and housing markets. He points out that without affordable and accessible home insurance, the functioning of the mortgage and housing markets is severely compromised. This situation is further complicated by concerns of insurance fraud in the state, which have prompted legislative reforms but have not succeeded in attracting insurers back to the market on a large scale.
