The rapid growth of data centers—driven by AI, cloud computing and digital infrastructure demand—is redefining property risk for insurance brokers, carriers and reinsurers. These tech-driven properties now carry insured values that often exceed $1 billion, introducing unprecedented concentration of risk and valuation complexity.

For claims professionals, the challenges extend well beyond traditional property loss. Server farms house highly specialized equipment with uncertain replacement timelines in the event of a catastrophic event. These facilities also support thousands of dependent clients, making business income exposure especially difficult to quantify. Requests for $1 billion to $2 billion in business income coverage are becoming more common, despite widespread uncertainty over what true losses could look like.

This environment is pushing insureds to retain more risk and rely on E&S markets to structure custom programs. Claims adjusters need to be aware of the shift toward larger deductibles, captives and aggregate structures, as well as the insurer’s reluctance to absorb frequent, small losses. The industry is also leaning into syndication, drawing capacity from Lloyd’s, Bermuda and third-party capital to meet demand.
